The roles of property managers differ for each type of property. However, the main duties include hiring and managing property staff, collecting rent, marketing vacant units, and screening potential tenants.

    • The “Favor” Property Manager. Individual agents doing it on the side for their customers. It is not the persons main job or even viewed as a job, as they are just “doing it on the side” almost as a favor.
    • The Property Management Side Business. Usually a distinct department that is part of a sales brokerage. Property management is not featured on their website or marketing as the department is run as an afterthought, a “holding pen” for future listings, and a potential farm to capture tenants looking to purchase.
    • The Lone Ranger Property Manager. Highly hands on, communicative, usually pro-active, up to date on laws and practice as it is their main or only job and focus.
    • The Small to Medium Portfolio Property Management Company. Hands on with usually one main point of contact that knows everything that is going on with your property, with an admin team behind them for backup.
    • THE MOM & “POP”PERTY MANAGEMENT COMPANY. The Mom & Pop Property Manager is going to provide rental property owners with a more intimate experience.
    • THE STATE OR REGIONAL PROPERTY MANAGEMENT COMPANY. With a state or regional property manager you’re obviously working with an entity that’s larger than the Mom & Pop.
    • THE CORPORATE OR NATIONAL CHAIN. Larger national companies often maintain organization through the use of account managers. These companies have greater reach than ever before thanks to increases in technology and a change in societal expectations since the Covid pandemic.
