The book I got is a hardcover library copy, 1974 edition (40 year old!). The book is like new! I am very pleased with my purchase. PS Mr. Blandings Builds His Dream House is a beautifully written and funny book, a nice complement to the Cary Grant and Myrna Loy's movie.
